The Yucatán Residences is a 66-hectare luxury development featuring 72 private residences and a 40-key boutique hotel. Residences range from 2 to 5 bedrooms, located around a wellness golf course and a recreational lake.

2. How long does it take to receive a completed residence?

After signing the purchase agreement, 2- and 3-bedroom residences are delivered within 12–18 months, while 4- and 5-bedroom residences take approximately 18–24 months.

3. Are the residences sold furnished?

No, furniture is not included in the base price. Buyers can choose between:

  • A fully furnished turnkey package by Chablé
  • A basic furniture package (excluding décor and accessories)
  • An unfurnished option with essential appliances included

4. Can buyers customize or modify their residence?

Yes. During the due diligence period, buyers can request non-structural modifications and add-ons such as a jacuzzi, grill, or fire pit, subject to developer approval and at an additional cost.

12. What is a fideicomiso?

A fideicomiso is a legal agreement where a Mexican bank (fiduciary/trustee) holds the property title on behalf of the buyer. The buyer (beneficiary/trustor) retains full rights to use, sell, lease, or inherit the property.

13. Who legally owns the property in a fideicomiso?

The bank is the legal title holder, but only as trustee. The buyer (trustor) is the beneficiary and has full control and rights over the property.

14. What is the role of a Public Notary in Mexico real estate transactions?

A Public Notary is a government-certified attorney responsible for verifying ownership, ensuring legal compliance, formalizing the transaction, and registering the property deed.
